Chicago HVAC permits, 24mo
Firms pulling them
Six reasons, each tied to something you can check rather than an adjective any contractor could type.
No published price book, no membership plan, no financing. Those are real gaps against the franchises and we are not going to invent them here.
The 4,888 Chicago permits mentioning HVAC work carry a median reported construction value of $100,000. That number describes renovation projects with HVAC inside them, not HVAC jobs - it is the clearest example in this whole dataset of why a permit median is not a price. For residential equipment figures see the furnace and cooling pages.

Whole-system work means the parts have to match each other. These are the configurations we install and maintain across Chicago.
Matched replacement is not an upsell line. A new condenser on an old coil, or a two-stage furnace on a single-stage thermostat, gives you neither the efficiency nor the comfort on the label.
Ten names cover most of what is installed across Chicago.

Across 634 whole-system HVAC keywords totalling 412,800 searches a month, not one is a brand search - and the single largest intent is Companies & Contractors at 221,700. Buyers at this level are choosing a firm, not a badge.

Each card uses a short verbatim excerpt from the linked Google review, followed by a service-specific summary. Reviews were verified 31 August 2026.
Where the work is, and what the housing stock does to a heating and cooling job.
83.0% pre-1940 - the oldest stock in the city, shared masonry flues throughout
70.9% pre-1940, heavy condo conversion, association venting rules
Two-flats and greystones, furnace and water heater sharing one chimney
112,923 properties, median 1927, the bungalow belt
64,704 properties, heavy steam and hot-water heat
High-rise and converted loft, stacked risers and roof-sited condensers
Median 1938, courtyard buildings, shared mechanical rooms
143,306 properties in Lake township alone, median 1944
Coverage outside the city depends on current municipal registration. Ask us for the current list rather than assuming.
If both are near end of life, yes - one visit, matched coil and condenser, correct staging, and you pay for one installation rather than two. If only one is failing, we will tell you. Several reviewers were told to replace one and keep the other.
Age and condition of both appliances, heat exchanger integrity, refrigerant charge, flue and venting, and whether the ductwork actually serves the layout. You want a written view on remaining life so you can budget, not a sales visit.
Yes, and sometimes we tell people the quote they are holding is a fair one. A reviewer who called us as a second opinion was told their unit still had life and to come back when it did not.
We do not publish a membership plan. Customers schedule seasonal visits directly and reviewers describe that as easy to arrange. If a published plan matters to you, that is a genuine gap against the larger franchises and you should weigh it.
Yes. That is the point of this page - one firm, one person quoting, no coordinating two contractors around the same basement and the same thermostat.
Chicago citywide, plus the near north and northwest suburbs. Ask us for our current municipal registrations before you book anything outside the city - we will give you the list rather than a marketing map.
Usually yes. West Chicago township, covering Wicker Park and West Town, is 83.0% pre-1940. In stock that age the masonry flue and the lack of duct routes are the variables that decide the price.
Yes, though associations frequently have their own rules on venting, roof access and shutoffs. Get those requirements in writing before you book anyone.
Cook County Assessor data for the eight townships covering Chicago: 439,398 assessed properties - 305,736 single-family, 133,662 multi-family.
335,769 run a warm air furnace and 98,849 run hot water or steam. 306,261 have no central A/C at all, against 133,080 that do. 324,305 have a full basement.
Age is the variable that decides most jobs. West Chicago township - Wicker Park and West Town - is 83.0% pre-1940, the oldest stock in the city. Jefferson township, the bungalow belt, is the largest at 112,923 properties with a median year built of 1927.
Chicago issued 62,810 permits of all types in the 24 months to August 2026. 4,888 mention HVAC work - about 204 a month.
Equipment replacement needs a permit. Repair, diagnosis, maintenance and refrigerant work do not. That is why the permit file records almost none of the HVAC work that actually happens in this city.
It also means a contractor's permit count measures their construction volume, not their service volume. 1,539 firms pulled a Chicago HVAC permit in those 24 months. Most of them will never take a no-heat call in January. Read a permit boast for what it is.
Chicago, plus the near north and northwest suburbs.
We are not going to print a coverage map listing suburbs we cannot evidence a current registration for. Municipal registration is checkable and it lapses. Ask us which suburbs we are currently registered in and we will tell you the list.
Four things decide whether a whole-system quote is complete. Most quotes cover two of them.
The load calculation. Equipment sized by rule of thumb or by matching what was there before is a guess. An oversized furnace short-cycles and an oversized AC never dehumidifies.
The ductwork. New equipment on undersized returns performs like old equipment. If the quote does not mention duct or return capacity, the number is optimistic.
The venting. Moving to high-efficiency heating changes what your chimney carries. If a water heater shares that flue, a liner belongs in the price.
The controls. Two-stage or modulating equipment on a single-stage thermostat gives you single-stage performance for multi-stage money.
Ask about all four. The answers separate a real quote from a price on a box.
